01The five stages

  1. 01

    Week 1

    Consultation

    A structured discovery call to understand your goals, budget, timeline, and whether you already own land. We confirm fit before either party commits.

    Weeks 2–6

    Design & Planning

    Architects, surveyors, and quantity surveyors prepare drawings, BoQs, and a fixed-price proposal. Permits and approvals are initiated.

  3. 03

    Week 6

    Contract & Payment

    A binding, lawyer-reviewed contract is executed in Kenya and the USA where applicable. Payment is staged against verifiable construction milestones.

  4. 04

    6–14 months

    Construction

    Daily supervision by our project managers, weekly photo + video reports, monthly drone footage, and a transparent shared dashboard accessible from anywhere.

    Week of handover

    Completion & Handover

    Final walkthrough, snag list resolution, and signed completion certificate. Optional: enrolment into our Property Management programme.

02Payment milestones

Pay against verifiable milestones — not promises.

Funds are released only when each named gate is reached and signed off by an independent structural engineer. If a milestone slips, your payment slips with it — never the other way round. Specific tranche amounts are agreed in your private, fixed-price contract.

  1. — Gate 01

    Contract signing

    Lawyer-reviewed contract executed in Kenya — and in the United States where applicable. Scope, design, BoQ and timeline locked in writing before any funds move.

  2. — Gate 02

    Roofing

    Walls, slabs, and a watertight roof complete and certified by an independent structural engineer. Inspected on-site, evidenced by drone footage and dated photos.

  3. — Gate 03

    Finishes

    Tiling, joinery, electrical and plumbing fittings, doors, windows, painting and external works complete — verified line-by-line against the signed BoQ.

  4. — Gate 04

    Keys handover

    Snag list resolved, certificate of completion issued, manuals and warranties handed over with the keys. Twelve-month defects-liability period begins.

03Reporting
